Cantor Fitzgerald Reiterates Overweight Rating on Welltower, Inc. (WELL)

Cantor Fitzgerald analyst Richard Anderson reiterated an Overweight rating and $195.00 price target on Welltower, Inc. (NYSE: WELL).

The analyst commented, "The 3Q numbers are staggering here, with another strong quarter of internal and external growth from Overweight-rated WELL (arguably its best quarter ever). The highlight: A full-on commitment to senior housing with $14 billion of deal activity on it plate, juxtaposed with the (not too surprising) sale of a substantial portfolio of its Medical Office portfolio…The company keeps finding new hurdles to clear with each quarter after the next, setting increasingly higher expectations. WELL is an undeniable leader, not just in the healthcare REIT sector, but for the US REIT industry overall and, frankly, a thought pioneer in Corporate America in general. To that end, perhaps the best takeaway of them all from the 3Q25 results is the alignment of the five most senior executives for the next 10 years, each accepting just a $110k annual base salary and one illiquid stock award (in the form of OP units) that will not become fully monetizable until 2035. For all the accomplishments we list below, that is a level of shareholder alignment that we have never seen before that should help sustain investor confidence for many years to come. Beyond that, the latest deal activity is expected to bring senior housing to about 85% of the total portfolio next year, and despite the massive moving parts, is expected to be collectively accretive during 2026 (importantly, with a meaningful step up in the overall growth profile that will flow through to 2027 and beyond)."
